Build Archi Architects provides a range of Architecture, Principal Designer Services predominantly for private residential clients, but also for commercial residential developers seeking to adapt or change the use of existing buildings. In either case this may include those with historic/listed property. Common additional services are measured building surveys, and interior design. We also have experience in providing additional historic building consultancy, landscape design, accessible design, party wall, flood risk assessment services. Beyond this we also enjoy furniture and home accessory design.
Architecture Service Appointment :
All architecture services we undertake are carried out according to a RIBA Professional Services Contract:
– Where a traditional full service procurement route is chosen then a full architectural service option, from RIBA Stage 1-6 inclusive, is available. This includes tendering and contract administration of a building contract between you and your appointed contractor, during the construction phase.
– Alternatively, if a design and build procurement route is chosen then a partial architectural service option based on any or all of RIBA Stages 1-4 inclusive, is available. This can include the preparation of construction information for final pricing by your chosen contractor.
Principal Designer Service Appointment :
Principal Designer services for domestic clients are included within the latest RIBA Domestic Professional Services Contract.
A Construction Design Management (CDM) Principal Designer service and Building Regulations Principal Designer service appointment is usually integrated within projects for clients with non-High Risk Buildings (non-HRBs) and now charged separately.
Project Delivery :
Architectural project deliverables can include: feasibility studies, measured building surveys, pre-planning applications, planning applications (including listed building consent applications), design and access statements, heritage statement and impact assessments, construction information for tendering or final pricing purposes.
Principal Designer project deliverables can include: full plans building regulation applications, design risk management plans, site logistic plans, pre-construction information reports, and health and safety files.
Build Archi Architects may enlist the support of self-employed architectural assistants and other industry professionals to assist in fulfilling its service obligations, while maintaining overall responsibility for the services it provides.
